De nombreux experts avaient pr\u00e9dit une croissance stable voire une baisse du march\u00e9 immobilier, en particulier dans les copropri\u00e9t\u00e9s, mais cela ne s&rsquo;est pas produit. En fait, c&rsquo;est le contraire qui s&rsquo;est produit.Les prix des condos \u00e0 Toronto ont augment\u00e9 de 10% et, plus surprenant, les prix des condos \u00e0 Montr\u00e9al ont augment\u00e9 de 13,5% au cours de la derni\u00e8re ann\u00e9e. De plus, m\u00eame avant la pand\u00e9mie, nous avons vu des promoteurs de condos partout au pays construire de nouveaux condos en nombre record. Il s&rsquo;agit d&rsquo;un afflux important de gens et ils ont jou\u00e9 un r\u00f4le important dans la hausse des prix des condos. Qu&rsquo;il s&rsquo;agisse de logements achet\u00e9s pour y vivre ou d&rsquo;investissements, l&rsquo;afflux d&rsquo;immigrants et d&rsquo;argents (jusqu&rsquo;\u00e0 pr\u00e9sent) r\u00e9ussit \u00e0 att\u00e9nuer toute crainte d&rsquo;une effondrement immobilier induit par une pand\u00e9mie.<\/p>\n<p>Un chiffre stup\u00e9fiant de StatsCan montre que 70 000 unit\u00e9s de condos r\u00e9sidentielles ont \u00e9t\u00e9 vendues \u00e0 l&rsquo;avance sur le march\u00e9 de Toronto. Nous parlons de condos qui n&rsquo;ont pas encore \u00e9t\u00e9 construits.Ce sont des chiffres massifs \u00e0 comprendre. Beaucoup pensent que tout ralentissement de l&rsquo;immobilier suivrait n\u00e9cessairement un ralentissement des immigrants entrant dans le pays. Nous n&rsquo;avons pas encore vu de signes de cela.<\/p>\n<p>\u200d<\/p>\n<h4>2 fa\u00e7ons dont le boom des copropri\u00e9t\u00e9s affecte les entreprises de gestion de condos:<\/h4>\n<p>\u200d<\/p>\n<h5>1. Plus de condos construits = plus de condos \u00e0 g\u00e9rer = croissance de compagnie de gestion de condos<\/h5>\n<p>Celui-ci est assez logique. Alors que les copropri\u00e9t\u00e9s deviennent des investissements attrayants, nous avons vu \u00e0 maintes reprises un grand nombre de nouveaux d\u00e9veloppements se d\u00e9velopper. Tel a \u00e9t\u00e9 le cas au cours des derni\u00e8res ann\u00e9es o\u00f9 les condos ont gagn\u00e9 en popularit\u00e9. Avec l&rsquo;augmentation du nombre d&rsquo;unit\u00e9s et de communaut\u00e9s dans chaque ville, il y a naturellement un besoin de compagnies de gestion pour les g\u00e9rer. En tant que tel, il y a eu une croissance sans pr\u00e9c\u00e9dent dans les compagnies de gestion de condos. C&rsquo;est, en g\u00e9n\u00e9ral, une bonne nouvelle pour les compagnies de gestion de condos.<\/p>\n<p>\u200d<\/p>\n<h5>2. \u00c0 mesure que la valeur des condos augmente, les investisseurs affluent, ce qui signifie que plus de locataires vivent dans des copropri\u00e9t\u00e9s<\/h5>\n<p>Nous avons mentionn\u00e9 plus haut que l&rsquo;afflux d&rsquo;immigrants a fait grimper les unit\u00e9s de condos qui sont achet\u00e9es \u00e0 titre d&rsquo;investissements. Premi\u00e8rement, la l\u00e9gislation sur les syndicats a tendance \u00e0 s&rsquo;appuyer fortement sur la gouvernance des propri\u00e9taires plut\u00f4t que sur les locataires. En tant que telles, les directives sont g\u00e9n\u00e9ralement beaucoup plus claires pour les gestionnaires. En g\u00e9n\u00e9ral, avec les propri\u00e9taires, il y a plus de transparence, plus de responsabilit\u00e9s, moins de probl\u00e8mes d&rsquo;exploitation et un certain \u00e9quilibre des pouvoirs entre les administrateurs et les propri\u00e9taires.<\/p>\n<p>D&rsquo;autre part, s&rsquo;il existe une l\u00e9gislation pour les locataires, elle couvre moins en termes de vie communautaire. Cela est d\u00fb au fait que le locataire n&rsquo;a g\u00e9n\u00e9ralement aucun lien juridique avec le syndicat. Cela peut devenir plus difficile \u00e0 g\u00e9rer pour les gestionnaires.<\/p>\n<p>\u200d<\/p>\n<p>Avec des condos \u00e0 la hausse et plus de communaut\u00e9s et de r\u00e9sidents \u00e0 g\u00e9rer.
