Fonds de r\u00e9serve (Fonds de Pr\u00e9voyance, Fonds d\u2019Assurances)<\/h5>\n<p>Les fonds de r\u00e9serve sont des montants mis de c\u00f4t\u00e9 par le syndicat pour le remplacement ou l\u2019entretien de l\u2019immeuble ou de gros \u00e9quipements, que ce soit en urgence ou d\u2019une mani\u00e8re pr\u00e9vue. En faits, toutes les d\u00e9penses ayant pour but ultime, la conservation de l\u2019immeuble. Les Syndicats ne peuvent pas utiliser ces Fonds pour couvrir des d\u00e9penses r\u00e9guli\u00e8res car ces derni\u00e8res doivent \u00eatre incluses dans le budget annuel.\u00a0 Si certaines d\u00e9penses hors du commun surviennent et qu\u2019elles servent effectivement \u00e0 la conservation de l\u2019immeuble, elles peuvent \u00eatre prises dans le Fonds de Pr\u00e9voyance. Si ce sont des d\u00e9penses courantes mais hors budget, il faudra lever une cotisation sp\u00e9ciale (qui doit \u00eatre approuv\u00e9e en Assembl\u00e9e G\u00e9n\u00e9rale depuis la r\u00e9cente loi). Afin d&rsquo;\u00e9viter un tel sc\u00e9nario, il est tr\u00e8s important pour les syndicats de s\u2019assurer que le budget est planifi\u00e9 avec soin.\u00a0 Le Fonds de Pr\u00e9voyance n\u2019est pas un \u2018\u2019bar ouvert\u2019\u2019 que le Conseil peut utiliser pour palier \u00e0 un budget mal ficel\u00e9.<\/p>\n<h5>\n2. R\u00e9parations et entretien<\/h5>\n<p>Ce sont les utilisations les plus \u00e9videntes des frais de copropri\u00e9t\u00e9.
