Nous avons r\u00e9cemment \u00e9crit sur ce qu&rsquo;il faut pour devenir un gestionnaire exceptionnel, mais que faut-il pour \u00eatre un bon membre du conseil d&rsquo;administration?<\/p>\n<p>Les membres du conseil sont eux-m\u00eames des copropri\u00e9taires qui sont \u00e9lus par l\u2019ensemble des copropri\u00e9taires afin de superviser les affaires du Syndicat. Dans la plupart des cas, ils confient la gestion quotidienne \u00e0 une compagnie de gestion qu\u2019ils doivent superviser afin d\u2019assurer un bon fonctionnement. Ce que nous avons vu, c\u2019est que les copropri\u00e9t\u00e9s les mieux g\u00e9r\u00e9es sont celles o\u00f9 les membres du conseil effectuent un suivi efficace et r\u00e9gulier.<\/p>\n<p>Alors, que faut-il vraiment pour \u00eatre un bon membre du conseil ?<\/p>\n<p>\u200d<\/p>\n<figure class=\"w-richtext-align-center w-richtext-figure-type-image\">\n<div><img decoding=\"async\" src=\"https:\/\/www.condomanager.com\/images\/condo%20manager%20-%20condo.jpg\" alt=\"\" \/><\/div>\n<\/figure>\n<h5>1. Communication<\/h5>\n<p>La communication: c\u2019est une \u00e9vidence, mais c\u2019est aussi une qualit\u00e9 primordiale sur laquelle on ne mettra jamais assez d&#8217;emphase. \u00a0Plusieurs probl\u00e8mes surviennent lors d\u2019une mauvaise communication ou pire, lors d\u2019un manque de communication. \u00a0C\u2019est la cause premi\u00e8re de la plupart des conflits entre les membres du conseil et le gestionnaire ainsi qu&rsquo;avec les r\u00e9sidents.<br \/>\n\u200d<\/p>\n<p>Les probl\u00e8mes de communication se pr\u00e9sentent sous diff\u00e9rentes formes: l&rsquo;absence ou le manque de communication et aussi, les communications ambig\u00fces. Il est essentiel qu&rsquo;un membre du conseil soit capable de d\u00e9finir les attentes des gestionnaires et des r\u00e9sidents et de pouvoir communiquer facilement avec ceux qui l\u2019entourent. \u00a0De plus, il est important que la communication ne soit pas \u00e0 sens unique. \u00a0On doit favoriser les communications bilat\u00e9rales ou en groupes. \u00a0Un monologue, ce n\u2019est pas une communication. \u00a0Non seulement, cela peut pr\u00e9venir des conflits, mais demeure un atout favorisant une bonne harmonie entre tous les intervenants.<\/p>\n<p>\u200d<\/p>\n<h5>2. Visibilit\u00e9<\/h5>\n<p>Ce que nous entendons par visibilit\u00e9 c&rsquo;est l&rsquo;aptitude des membres du conseil \u00e0 \u00eatre accessibles pour les r\u00e9sidents car ils repr\u00e9sentent leur voix. \u00a0Il faut donc qu\u2019ils \u00e9coutent et soient attentifs \u00e0 leurs commentaires. \u00a0Une bonne \u00e9coute permet non seulement de faire une diff\u00e9rence mais assure le bon fonctionnement du syndicat. Les attributs importants permettant la visibilit\u00e9 sont les comp\u00e9tences sociales. Cela seul ne suffit pas cependant. \u00a0Il faut du leadership. Ces qualit\u00e9s les aideront \u00e0 se faire \u00e9lire et seront surtout appr\u00e9ci\u00e9es tout au long de leur mandat en tant que membres du conseil d\u2019administration.<\/p>\n<p>\u200d<\/p>\n<h5>3. Financi\u00e8rement responsable<\/h5>\n<p>M\u00eame s\u2019il poss\u00e8de des caract\u00e9ristiques uniques, un Syndicat reste tout de m\u00eame une corporation g\u00e9rant des budgets parfois tr\u00e8s importants. \u00a0Des connaissances financi\u00e8res d\u2019un certain niveau sont donc indispensables. \u00a0Bien que vous n\u2019ayez pas besoin d\u2019\u00eatre un comptable professionnel, il est important d\u2019avoir au moins une compr\u00e9hension de base de la comptabilit\u00e9. Dans la plupart des cas, les comptables professionnels et les gestionnaires g\u00e8rent les donn\u00e9es financi\u00e8res, mais les membres du conseil doivent pouvoir les lire correctement et prendre leurs d\u00e9cisions en s\u2019appuyant sur une bonne compr\u00e9hension des chiffres. N&rsquo;oubliez jamais que pour avoir acc\u00e8s \u00e0 des informations financi\u00e8res fiables et \u00e0 jour, il faut un logiciel de comptabilit\u00e9 performant, sp\u00e9cialement con\u00e7u pour les condos, tel que Condo Manager.<\/p>\n<figure class=\"w-richtext-align-center w-richtext-figure-type-image\">\n<div><img decoding=\"async\" src=\"https:\/\/www.condomanager.com\/images\/Screen%20Shot%202019-10-30%20at%2012.00.20%20PM.png\" alt=\"\" \/><\/div>\n<\/figure>\n<h5>4. Ponctualit\u00e9<\/h5>\n<p>Cela semble assez de base, mais nous avons trop souvent vu des r\u00e9unions de conseil consid\u00e9rablement retard\u00e9es \u00e0 cause des arriv\u00e9es tardives et m\u00eame des absences. \u00catre membre du conseil d&rsquo;administration n&rsquo;est pas un travail \u00e0 temps plein &#8211; c&rsquo;est plut\u00f4t un poste b\u00e9n\u00e9vole \u00e0 temps partiel pour une soci\u00e9t\u00e9 \u00e0 but non lucratif. La plupart des membres du conseil ont d\u2019ailleurs des emplois \u00e0 temps plein. \u00a0Parfois, on peut perdre de vue les horaires des r\u00e9unions du conseil ou des r\u00e9alit\u00e9s exigeantes du Syndicat. Or, la manque de ponctualit\u00e9 a des cons\u00e9quences graves qui peuvent avoir un impact n\u00e9gatif sur la communication et la visibilit\u00e9. Le meilleur moyen de ne pas \u00e9chouer \u00e0 cet \u00e9gard est d&rsquo;int\u00e9grer les obligations et le calendrier du conseil dans votre propre calendrier quotidien et, comme toujours, de garder les lignes de communication ouvertes. \u00a0A ce sujet, Condo Manager offre la fonction d\u2019agenda int\u00e9gr\u00e9 (To Do).<\/p>\n<p>\u200d<\/p>\n<h5>5. L&rsquo;apprentissage<\/h5>\n<p>Comme dans toute organisation, les choses changent constamment. Il est important de rester pro-actifs car cela affecte directement la vie d&rsquo;un grand nombre de personnes. \u00a0Cela n\u00e9cessite un apprentissage constant qui comprend diverses dimensions. D&rsquo;une part, les lois et les r\u00e8glements sont en constante \u00e9volution, il faut donc \u00eatre conscient de ces changements qui peuvent modifier de mani\u00e8re drastique des aspects importants de la copropri\u00e9t\u00e9. \u00a0Il y aussi des conf\u00e9rences organis\u00e9es dans votre r\u00e9gion et ax\u00e9es sur la formation des membres des conseils de copropri\u00e9t\u00e9s. Elles constituent un bon moyen de rester \u00e0 jour dans les connaissances requises pour demeurer un bon membre du conseil.<\/p>\n<p>Les choses bougent. \u00a0Heureusement, vous disposez aussi de nouvelles technologies permettant de maintenir et d\u2019am\u00e9liorer un savoir-faire durement acquis. \u00a0La perfection n\u2019est pas de ce monde, pas plus dans les Syndicats, mais comme dans toute chose, il y a toujours place \u00e0 l&rsquo;am\u00e9lioration. \u00a0Pour comprendre comment la gestion d\u2019un Syndicat peut \u00eatre am\u00e9lior\u00e9e, il est important de conna\u00eetre les meilleures pratiques en vigueur dans d\u2019autres Syndicats. \u00a0Il faut se tenir inform\u00e9 de ce qui existe sur le march\u00e9 en termes d\u2019outils, de technologies et de fournisseurs. Tout cela n\u00e9cessite un int\u00e9r\u00eat soutenu.<\/p>\n<p>Devenir membre d\u2019un conseil d&rsquo;administration est un travail civique. C&rsquo;est un poste tr\u00e8s important qui aide \u00e0 maintenir une atmosph\u00e8re agr\u00e9able et la s\u00e9curit\u00e9 pour beaucoup de personnes. \u00a0Les communaut\u00e9s prosp\u00e8res que nous avons vues sont toujours dirig\u00e9es par des personnes responsables, courtoises et favorisant la participation et la communication. C&rsquo;est un poste qui ne convient certainement pas \u00e0 tout le monde. Avant d&rsquo;envisager de devenir membre du conseil d&rsquo;administration, il convient d&rsquo;\u00e9valuer vos aptitudes et votre disponibilit\u00e9 pour un tel poste.
