L&rsquo;\u00e9loignement social et le confinement signifient qu&rsquo;un grand nombre d&rsquo;entreprises ont d\u00fb fermer pendant des mois. Plusieurs m\u00eames ne survivront pas ou seront en manque de personnel qualifi\u00e9.\u00a0 Nous avons pr\u00e9sentement un taux de ch\u00f4mage national qui est le plus \u00e9lev\u00e9 depuis octobre 2010.\u00a0 Qu&rsquo;il s&rsquo;agisse de pertes d&#8217;emplois permanentes ou de mises \u00e0 pied temporaires, cela a eu un impact profond sur ceux qui vivent dans des copropri\u00e9t\u00e9s, qu&rsquo;ils soient locataires ou propri\u00e9taires. Dans cet article, nous examinons certains des aspects des copropri\u00e9t\u00e9s qui ont \u00e9t\u00e9 directement touch\u00e9s par la crise \u00e9conomique provoqu\u00e9e par la pand\u00e9mie.<\/p>\n<figure class=\"w-richtext-align-center w-richtext-figure-type-image\">\n<div><img decoding=\"async\" src=\"https:\/\/www.condomanager.com\/images\/covid%20condo%20mona%20lisa.jpg\" alt=\"\" \/><\/div>\n<\/figure>\n<p>&nbsp;<\/p>\n<h5>Frais d&rsquo;entretien<\/h5>\n<p>De nombreuses compagnies de gestion de copropri\u00e9t\u00e9s ont r\u00e9v\u00e9l\u00e9 qu&rsquo;au cours des derniers mois, un nombre important de propri\u00e9taires de condos ont demand\u00e9 le report des frais d&rsquo;entretien. On soup\u00e7onne que l&rsquo;augmentation soudaine de la demande de reports s&rsquo;est produite entre les pertes d&#8217;emplois et le moment o\u00f9 l&rsquo;aide d&rsquo;urgence du gouvernement a \u00e9t\u00e9 obtenue. La bonne nouvelle est que le nombre de ces demandes a diminu\u00e9 depuis que l\u2019aide financi\u00e8re a \u00e9t\u00e9 livr\u00e9e.<\/p>\n<p>&nbsp;<\/p>\n<p>La position de la direction en ce qui concerne les demandes de reports des frais d&rsquo;entretien est une zone plut\u00f4t grise. Une chose est s\u00fbre, la situation s&rsquo;am\u00e9liorera ou s&rsquo;aggravera en fonction de la dur\u00e9e du confinement.<\/p>\n<p>\u200d<\/p>\n<h5>Co\u00fbt de l&rsquo;eau et de l&rsquo;\u00e9lectricit\u00e9<\/h5>\n<p>Le confinement a entra\u00een\u00e9 beaucoup de pertes d&#8217;emplois. Mais ceux qui ont conserv\u00e9 leur emploi travaillent en grande partie \u00e0 domicile. L&rsquo;augmentation du temps pass\u00e9 chez eux a entra\u00een\u00e9 plus de stress ainsi qu&rsquo;une consommation et des co\u00fbts plus \u00e9lev\u00e9s des services publics. Bien que certains fournisseurs de services publics aient r\u00e9duit leurs co\u00fbts, il est s\u00fbr que l&rsquo;augmentation de la consommation r\u00e9elle peut l&#8217;emporter sur les diminutions accord\u00e9es.<\/p>\n<p>Le changement soudain et rapide de la consommation et des co\u00fbts a provoqu\u00e9 une incertitude importante qui rend presque impossible la r\u00e9vision des budgets des copropri\u00e9t\u00e9s. La seule chose que les copropri\u00e9t\u00e9s peuvent faire pour l&rsquo;instant, c&rsquo;est de surveiller la situation et de s\u2019adapter en cons\u00e9quence.<\/p>\n<p>\u200d<\/p>\n<h5>Travaux d&rsquo;entretien<\/h5>\n<p>Une autre cons\u00e9quence est que la plupart des travaux d&rsquo;entretien dans les copropri\u00e9t\u00e9s ont \u00e9t\u00e9 retard\u00e9s. Cela a cr\u00e9\u00e9 un retard sans pr\u00e9c\u00e9dent o\u00f9 les seuls travaux qui sont achev\u00e9s sont ceux jug\u00e9s \u2018\u2019urgents\u2019\u2019 par les fournisseurs. Bien que les immeubles endommag\u00e9s puissent en eux-m\u00eames causer du stress, les co\u00fbts et l&rsquo;acc\u00e8s aux r\u00e9parations lorsque les choses commenceront \u00e0 s&rsquo;ouvrir deviendront un fardeau financier plus lourd pour les copropri\u00e9t\u00e9s.<\/p>\n<p>Une chose est s\u00fbre, c&rsquo;est que lorsque les dommages ne sont pas r\u00e9par\u00e9s dans un d\u00e9lai raisonnable, le risque de dommages plus importants augmente en proportion des d\u00e9lais avant leur r\u00e9paration. Plus le d\u00e9lai sera long, plus graves seront les cons\u00e9quences et les co\u00fbts.\u00a0 Bien que ce probl\u00e8me dans les copropri\u00e9t\u00e9s ne soit pas imm\u00e9diat, il repr\u00e9sente certainement l&rsquo;un des risques les plus graves pendant la pand\u00e9mie (\u00e0 part les risques pour la sant\u00e9 \u00e9videmment).<\/p>\n<p>Une autre chose \u00e0 surveiller est lorsque le confinement se rel\u00e2chera graduellement, il y aura de fortes chances que la demande pour les entreprises d\u2019entretien qui aura \u00e9t\u00e9 trop longtemps refoul\u00e9e, puisse leur causer une p\u00e9nurie et une indisponibilit\u00e9 pour une certaine p\u00e9riode de temps. Le manque d&rsquo;acc\u00e8s au personnel de r\u00e9paration peut avoir un impact significatif sur les co\u00fbts pour les copropri\u00e9t\u00e9s.\u00a0 En forte demande et avec moins de concurrence \u00e0 cause de la fermeture de certaines entreprises, les prix auront tendance \u00e0 augmenter.<\/p>\n<p>\u200d<\/p>\n<h5>R\u00e9vision du budget<\/h5>\n<p>Compte tenu de tout ce qui pr\u00e9c\u00e8de et d&rsquo;autres cons\u00e9quences exceptionnelles ou impr\u00e9vues, il peut \u00eatre n\u00e9cessaire pour les copropri\u00e9t\u00e9s de revoir les budgets face aux r\u00e9alit\u00e9s d&rsquo;aujourd&rsquo;hui. Il faut notamment tenir compte du report de certaines d\u00e9penses de maintenance qu\u2019il faudra bien r\u00e9alis\u00e9es un jour et surtout tenir compte de l\u2019augmentation de certains types de d\u00e9penses. Les \u00e9l\u00e9ments qui devront \u00eatre pris en compte lors de la r\u00e9vision d&rsquo;un budget comprennent des \u00e9l\u00e9ments telles les r\u00e9parations qui ont \u00e9t\u00e9 retard\u00e9es, la d\u00e9sinfection \/ le nettoyage et la mise en place des diff\u00e9rentes mesures de s\u00e9curit\u00e9 et d\u2019hygi\u00e8ne qui ont \u00e9t\u00e9 maintenues tout au long de la pand\u00e9mie.
